  1. UGA/Terry College of Business- Buckhead. Langley completed a lease on the behalf of Prudential Real Estate Investors with UGA’s Terry College of Business after an extensive lease negotiation and governmental approval process.  This 25,000 square foot educational facility located in a 200,000 square foot multi-tenant office environment required special approvals from Georgia’s Board of Regents, as well as the University.   Because of the classrooms, there were unique fire codes, hvac needs, and interior design requirements that had to be addressed during the lease negotiation process.  Furthermore, because this was not a typical use for a traditional office building, additional terms and conditions were required to balance the parking needs of the students and those of the existing office tenants.


  1. Echo Star (Dish Networks):  Langley completed this lease transaction on behalf of the landlord for this 50,000 square foot office and equipment testing facility located in a multi-tenant office building in suburban Atlanta.  Unique electrical design and structural engineering considerations for the installation of 100 satellite dishes atop an existing 10 story office building needed to be investigated and addressed in the lease document in advance of lease execution. 

Many office lease transactions are alike.  Tenants look for the best value for a certain class of building in a given location, landlords look for the best returns to preserve building value, and space is built-out to traditional industry standards.  Langley has extensive experience negotiating these types of transactions throughout Atlanta.
